Steps for Selling Your Home
Determine Your Needs:
Make a list of the reasons why you want to sell your home and decide in what time frame you would like to sell it.
There are many factors to consider including: a growing family, school district, live closer to work and/or family.
Determine your Price:
Next we will determine the best possible selling price for your property. We will take into account the condition of your home, what comparable homes in your neighborhood are selling for, and the state of the overall market in your area.
Sierra Realty Group will determine what comparable homes are selling for in your neighborhood and the average time those properties are staying on the market.
Get your home ready to be shown:
The condition of your home will affect how quickly it sells and the price a potential buyer is willing to offer. It is advisable to make minor repairs and replacements. Small defects, such as a leaky faucet or a worn doormat, can have a huge impact on the first impression a buyer has of your home. Tidy up any clutter when showing your home to potential buyers. Make sure you have cleared all your bathroom and kitchen counters to make every area seem as spacious as possible.
List Your Home:
Sierra Realty Group will list your home on the MLS (Multiple Listing Service), put a ‘For Sale’ sign in front of your house, install a lock box and also use other advertising to get potential buyers interested in your home.
Offer and Negotiations:
Once you receive a written offer from a potential buyer, Sierra Realty will first find out whether or not the person is prequalified or preapproved to buy your home. When that has been verified, we will review the contract and determine what is required from both you and the potential buyer. At this time you can either accept the offer the way it is, accept with changes or reject it. When the contract is signed it becomes legally binding.
Sierra Realty will protect your best interest during the negotiation process; we will go through the contract for you and determine which clauses are negotiable and what all the costs will be. (E.g. what you will net from the sale)
Pre-Closing:
After you accept an offer to sell your home, a few things need to be done before the closing date. Sierra Realty Group will work with the buyers realtor and service provider on your behalf to make sure the property is formally appraised, surveyed, inspected or repaired. Depending on the written contract, you may pay for all, some or none of these items. Also, begin to make arrangements for your upcoming move if you have not done so already.
Closing Day:
This is when ownership of the property is legally transferred to the buyer. Sierra Realty will be present during the closing to guide you through the process and make sure everything goes as planned. By being present during the closing, we can mediate any last-minute issues that may arise.
