Steps to Purchasing a Home
Determine Your Needs
Congratulations! You have decided to buy a home. Sierra Realty Group, LLC will help you determine what kind of home and neighborhood would best suit your desires and needs.
To make your needs even more definable you could make a list of requirements and divide it into negotiable and non-negotiable items, so we can operate with some flexibility when searching for homes on your behalf.
Get a Pre-approval
After determining what you ideally want in a home and neighborhood, the next step is to determine what you can afford.The best way to do this is to get pre-qualification or pre-approval for a home loan. Sierra Realty Group will get this done through our mortgage company Syntex Mortgage Group so all you have to do is sit back and wait.
Look for your Home
The best way to do this is to allow us to do the initial search for you. We will use your list of requirements as a guide, and tell you of new and existing listings that most strongly meet your needs.
You can also head over to our “Property Search” page to see homes on the Multiple Listing Service (MLS) to do your own research.
If you find any listings that interest you, we will make the arrangements for you to tour the homes at your convenience.
Make Offer and Submit Contract:
When you have decided on a home that you like and meets your needs we will help you determine the offer price by comparing recent sales of homes similar in size, quality, and amenities.
Sierra Realty Group will draft a written contract that outlines what needs to be done by both the seller and you the buyer to execute the transaction.
Once the seller accepts the offer, the document becomes a binding agreement, so we will carefully review it with you and you can feel free to let us know if anything is unclear to you.
Striking a Deal and Pre-Closing:
In some cases the seller accepts your offer as is; but usually the seller will make a counteroffer. This is where Sierra Realty’s expertise in negotiations will be invaluable. Almost everything is negotiable when you are buying a house.
Once the offer has become a binding agreement, Sierra Realty will assist you with the items you, as the buyer, have agreed to perform before the closing. Depending on how the responsibilities are divided up in the agreement the items that need taken care will be:
- Home Inspection.
- Appraisal and finalizing your financing
- Title Insurance
- Home Warranty
Congratulations! It’s Closing Day:
Finally the day is here! The closing is where the home ownership is legally transferred from the seller to the buyer. The closing procedures usually are held at the title company office. The closing agent will coordinate all the document signing and the collection and disbursement of funds. 24 hours before closing your lender will send a final closing statement that outlines all closing costs, if any.
Sierra Realty will review this document with you to ensure its accuracy, as well as help you gather any necessary documentation that you’ll need to bring to closing.
